OUR SERVICE
Collection of service charges, ground rents, insurance premiums and all associated maintenance funds.
Budget setting and planning advice provided.
A designated ‘Client Account’ for the safe keeping of all client funds.
Completion of Companies House forms and submissions
Provision of yearly financial records to qualified accounting professionals for the annual account reporting.
management and repair
We will work with you to help keep all the communal areas safe and clean, undertaking responsibility for the management and repair of your buildings; ensuring compliance with the obligations of your lease and assist and guide you through the wide range of relevant statutory requirements.
Regular internal and external property inspections will be agreed with you. We will offer recommendations for any works identified during these inspections and/or any planning for future major work and help you choose a contractor. Routine maintenance work can be organised
Management Fee
Our management fee will be an agreed amount per unit and we will always come and meet you, visit your property and answer any queries that you may have before quoting.
Our standard fee for block management, agreed with you, will be budgeted within the service charge and is collected quarterly in advance.
A formal management agreement will need to be signed between the Freeholder and Clever Property Management, which will set out the level of service and terms.
